Residential lease agreement — sample 2026

What the document contains

1. The heading with number, place and date, and the parties named in full with their roles
2. The subject: address, area, rooms, cadastral code, the ownership certificate, the purpose (living) and who may live there
3. The rent: amount, currency, payment day and method; the deposit and its return; utilities, who pays what
4. The term: from, until, and renewal
5. Handover of the premises with an acceptance act and a list of property, and the condition on return
6. The rights and duties of each party: repairs, subletting only with consent, access for inspection
7. The liability of the parties and the effect of force majeure
8. The order of resolving disputes: negotiations, then the courts of the Republic of Armenia
9. Final provisions: entry into force, amendments only in writing, the number of copies of equal force
10. The parties’ details (an individual: passport, social card number, address, bank account; a company: tax ID, state registration number, address, bank, account, the signatory) and both signatures

What to know before signing

• The rent is written in digits and words with the currency, and the text says who pays utilities and how the deposit is returned.
• A lease of real estate for more than one year may need state registration with the Cadastre Committee, so a note is added when the term exceeds a year.
• The cadastral code and certificate number are never invented; placeholders stand for them.
